When plumbing turns into an emergency

Not every plumbing fault needs someone out the same evening. A dripping tap can wait until morning. The line is usually simple: if water is escaping and you cannot stop it or if waste water is coming back into the house, it is an emergency and the clock is against you. Water finds the lowest point it can reach, so a small leak in a first floor bathroom can be soaking a kitchen ceiling within the hour.

Water you cannot stop

A burst pipe, a failed flexible tap connector or a split on a cylinder pipe will keep running until the supply is isolated. If turning the stopcock does not stop it, the escape is on the stored side of the system and it needs draining down properly.

Waste water coming back up

A blocked drain that backs up into a shower tray, a sink or an outside gully is a hygiene problem as well as a plumbing one. It rarely clears itself and it usually gets worse with every flush.

No water at all

A house with no cold water or a cylinder that has stopped producing hot water is not always dramatic to look at but it stops normal life very quickly. Both are worth treating as urgent, particularly if there are young children or elderly relatives at home.

Damage that is spreading

Staining that grows while you watch it, a bulging ceiling or a light fitting that has water near it needs dealing with straight away. Turn the electrics off at the consumer unit for that area and keep everyone clear of it.

What to do in the first few minutes

Most of the damage from a plumbing emergency happens before anyone turns up. These four steps are worth doing in order while you are waiting for Jamie to arrive.

    Turn the water off at the stopcock

    The internal stopcock is usually under the kitchen sink, in a downstairs cloakroom or near where the mains enters the property. Turn it clockwise until it stops. If you have never found yours, it is worth locating it today rather than during a flood.

    Open the taps and drain it down

    Run the cold taps and flush the toilets to empty the pipework above the leak. That drops the pressure and slows what is still coming out while the remaining water clears itself out of the system.

    Protect what the water can reach

    Move furniture, rugs and anything electrical out of the way, then get buckets or towels under the escape. If water is near lighting or sockets, isolate that circuit at the consumer unit before you go anywhere near it.

    Photograph everything before you clear up

    Take pictures of the source, the water and the damage before anything is mopped or moved. Insurers ask for it and it takes thirty seconds now compared with a long argument later.
