How a bathroom fit runs

A bathroom is a sequence and the order matters. Skip ahead and something has to come back out. This is how the work is staged from the old suite coming out to the last bead of silicone.

    Strip out and clear

    The old suite, tiles and any rotten boarding come out and go. This is the stage where the surprises appear, so the room gets looked over properly before anything new goes anywhere near it.

    First fix pipework and waste

    Hot and cold feeds are run to where the new fittings are going and waste is set at the right fall so it drains without gurgling. Getting this wrong is the cause of most of the smells and slow drains people live with for years.

    Waterproofing and surfaces

    Shower areas and anything taking regular splashing get properly prepared before tiling starts. Tile adhesive is not a waterproof layer. This is the stage nobody sees once the job is finished and it is the stage that decides whether the ceiling below stays dry.

    Second fix and the suite

    Bath, basin, toilet, taps and shower fittings go in and get connected. Everything is set level and secured properly, because a basin that moves when you lean on it will break its seal within a year.

    Test, seal and snag

    The whole room is run under pressure and every joint and waste is checked for movement. Silicone goes on last, then you walk the room with Jamie and anything you are not happy with gets sorted before he calls it finished.

Choosing tiles is the fun part. Living through the work is the part that catches people out. Knowing what to expect makes the whole thing far less painful.

What happens to the only toilet in the house

If there is one bathroom and no downstairs cloakroom, the toilet is the thing to plan around. It can often be left connected and usable for most of the job then swapped near the end, so there are only a couple of days where you need another arrangement. Worth raising at the quoting stage so it gets built into the sequence.

Where the scope ends

Jamie is a plumber rather than a one man band claiming every trade. Electrical work in a bathroom has to be carried out by a qualified electrician to the current regulations. Some rooms also need plastering or flooring beyond the plumbing and fitting. You will be told plainly what sits inside the quote and what needs a separate trade, before the job starts rather than halfway through.

Water pressure and the fittings you choose

A rainfall shower head that needs more pressure than the system can give is a common and expensive disappointment. Check what your system delivers before the brassware gets ordered. Jamie will tell you whether the fittings you have in mind will work properly in your house.

How long does a bathroom installation take?

It depends almost entirely on whether the layout is moving and how much tiling is involved. A straight suite swap in the same positions is a short job. A full renovation with new pipework, waste runs and floor to ceiling tiling runs considerably longer. Jamie will give you a realistic sequence before starting.

Can I keep using the toilet while the work is going on?

Usually for most of the job, yes. The toilet can often be left connected and swapped near the end so there are only a couple of days without it. Raise it when you get the quote so it can be built into the order of work.

Is it cheaper to keep the bathroom in the same layout?

Considerably. Reusing the existing hot and cold feeds and the existing waste avoids lifting floors and cutting into walls, which is where a large part of the labour on a renovation goes. Moving the toilet in particular is the most involved change you can make.

Do you do the electrics and tiling as well?

Electrical work in a bathroom must be done by a qualified electrician to the current regulations, so that is arranged separately. You will be told clearly what sits inside the quote and what needs another trade before the job starts.

Can you replace just the bath or the shower rather than the whole room?

Yes. Single item replacements are common and often the sensible answer when the rest of the room is sound. It is worth checking what is behind the item coming out first, because a bath that has been leaking will usually have taken the floor with it.
